Built for Alberta. Owned by you.
DGM Property Management was built specifically for Alberta property managers and homeowners — not retrofitted from US software, not licensed from a SaaS vendor that could change terms tomorrow.
Why DGM exists
Alberta property managers have two real options today: license expensive US-built software like Buildium or AppFolio that treats Canadian compliance as an afterthought, or stitch together a half-dozen tools — separate accounting, separate leasing, separate maintenance, separate document storage.
Both options leave money on the table. Buildium clones charge per unit and don't speak RECA. The DIY stack doesn't scale and breaks every time a tool changes its API. Neither offers a homeowner SaaS portal — a recurring revenue stream that turns owners from clients you serve into clients who serve you.
DGM is the platform we wished existed: one unified system with all the operational features, native Canadian compliance, and a homeowner SaaS layer with three pricing tiers. Plus the only Tenant Risk Registry in Alberta — a documented incident database you can search before signing your next lease.
You own the source code. You own your data. Hosted in Canada, supported from Canada — no offshoring, no surprises in the data residency clause six months in.
What we believe
Canadian-first
Most property management software is built for the US market and retrofits Canadian compliance. We start with Alberta and stay there.
Compliance-by-default
RECA trust accounting isolation, PIPEDA-compliant data handling, RTA-aligned lease workflows — built into the schema, not bolted on.
Data sovereignty
All production data stored in ca-central-1 (Montreal). No cross-border transfers without explicit, documented consent.
Owner-operator software
You own your source code. You own your data. Migrate away anytime — we will help. No proprietary file formats, no vendor lock-in.
Security overview
Property data is sensitive — financial, personal, sometimes legally regulated. Here's how we protect it.
Full security & compliance documentation, including SOC 2 readiness materials and incident response procedures, is available on request to enterprise customers.
- Row-Level Security (RLS) on every multi-tenant table
- Audit log on every financial mutation and registry access
- JWT session management with short-lived tokens
- 6-role internal RBAC + 4-tier homeowner permission model
- Stripe-managed payment data — we never store card numbers
- Daily database backups with point-in-time recovery
- Sentry error tracking with PII scrubbing
- HTTPS-only with HSTS, X-Frame-Options, strict Content-Security-Policy
Hosted in Canada
Production data stored in Supabase ca-central-1 (Montreal). Vercel edge deploys data centers in Canada.
PIPEDA-compliant
Full audit trail for sensitive data access. Data subject access requests handled within 30 days.
RECA-aligned
Trust accounts isolated at the database level. Reconciliation reports separate trust from operating funds.
What we're building next
The platform you see today is the foundation. Here's a preview of where it goes from here.
Coming Q3
Mobile apps
Native iOS and Android apps for property managers and homeowners. Approve work orders, sign leases, and respond to maintenance requests from the field — without losing the audit trail.
Coming Q4
Bank-feed reconciliation
Direct integrations with Canadian banks via Plaid and Flinks. Auto-match every Interac e-Transfer, EFT, and cheque deposit to its invoice. Reconciliation goes from a half-day chore to a one-click confirmation.

Predictive insights
Tenant churn risk scoring, vacancy-loss forecasting, and rent-comparable benchmarking against your local market. The data is already in your portfolio — we just have to surface it.
Roadmap items are directional, not committed delivery dates. We ship incrementally based on what customers actually use and ask for.
